Hi, no i would means other wordpress plugin for advanced feature like real estate or booking and others, i would know if is it possibile craft a theme adding and editing some external plugin into nicepage desktop version, this way i can create a full functional website before going online

There's no such possibility. You can download plugins directly into WordPress, but not in the Nicepage desktop app.
